What did the site need to do?
Gionni works across very different parts of Houston: the Heights, Montrose, Midtown, River Oaks, the Medical Center, Third Ward, EaDo, Downtown, the Galleria and Uptown, Bellaire, and out to Iowa Colony. The site needed to show buyers, sellers and renters that Gionni knows each of those areas, and turn visits into conversations fast, without Gionni sitting at a desk all day.
What did we build?
- A "Where I Work" neighborhood map. Tap an area to see what it's like to live there and which homes Gionni has there, with a guide page for each neighborhood that doubles as local SEO.
- Buy, sell, lease and home-value paths. Each visitor type gets its own page and form instead of one generic contact box.
- A smart intake router. The "Get started" form asks a few questions and routes buyers, sellers and renters to the right next step.
- Instant lead handling. Every inquiry emails Gionni right away and sends the lead an automatic reply, so nobody waits hours to hear back.
- Listings, reviews and recent closings to show the track record, plus Texas TREC and fair housing compliance on every page.
- An editor Gionni controls. Listings, photos and page text are updated by logging in, not by emailing a developer.
The launch reel
Every new site deserves a launch post. We turned this one into a 25-second vertical promo reel, made from the real site in Gionni's own colors and fonts, ready for Instagram, TikTok and YouTube Shorts. Website promo reels start at $295.
Why does this matter for agents?
A 2011 study in Harvard Business Review found companies that responded to web leads within an hour were nearly seven times more likely to qualify them than companies that waited longer. A site that replies automatically and alerts the agent immediately closes that gap, and neighborhood pages give Google and AI assistants a reason to associate the agent with the areas they actually work.
